The drywall was actually put up almost completely at the end of last week (Week 9 of construction) so I think during this week they have worked on finishing the drywall and installing the cabinets. The 5-week Mechanical, Insulation, and Drywall phase of construction has ended so they will start putting in ceramic tile flooring. See Timeline to know more about the schedule.

HVAC, plumbing, and electricity were done and the fireplace was installed. We had an independent pre-drywall inspection today and did inform our PM before that they would need to wait for this inspection to be done before they could proceed with insulation and drywall. However, when we got there with our inspector we saw the insulation were already done around the house. Luckily, our inspector said he could still inspect the house and he did find a few problems that would need to be fixed.
Some other issues:
Ryan Homes' contractor was supper quick: the frame is up! I still couldn't believe we actually bought our first home but when I saw the "bones" of the house, I now can feel that everything has started coming together. I can see how big each space is and has started to imagine what I would do with it! We saw some issues while walking around the house. First, the door frame leading to the powder room seemed to be misplaced. According to the floor plan, the toilet will be on the right and the door frame should be exactly in the middle. However, they placed the door frame closer to the right meaning that the toilet will stick out and be seen from the outside. We measured the wall on two sides of the door frame and sent our PM the photos. He said he would mark the area and instruct the contractor to move the door frame 7" to the left so that the toilet would fit behind the wall. Although the door won't be exactly in the middle of the wall as shown in the plan, it's fine to us as long as the entire toilet is behind the wall. We also noticed some parts of the wood frame didn't look right and told the PM. He said he would also mark those areas along with any others he might find when he inspects the framing work before allowing the team to move forward.
Despite the rain that has been lasting for days, Ryan Homes' contractor made an effort to finish the foundation within the first 4 weeks of the construction by working during the weekend. Below are some photos. My husband was a little concerned about the drainage pipes not pointing away from our house (see the photos below), which could cause the soil underneath to get soaked with water and damage the foundation. We asked our PM and he said not to worry; they would re-place the pipes correctly later because it was still early in the construction process and the soil & the drainage pipes would be moved around a lot. However, we know we will have to verify later to make sure the pipes are placed to drain water efficiently.
The construction process has been going pretty fast. We have come to the site every other day to check on the process and we plan on continuing to do so. In the first week they got the footing in and the foundation was done in the second week. We had an independent inspector come in to check the foundation at the end of the second week so they haven't back-filled the ground yet. They planned to back-fill the ground on Monday but I've checked the weather and it is supposed to rain the whole week so I'm very worried that there will be a delay. The inspector thought Ryan Homes had been doing a very good job so far and that really made our day! Below are some photos taken during the first 2 week of the construction. |
