Visited Ryan Homes to choose our model, lot, and options and get an estimate of the total sale price and the monthly payment.
Received Purchase Contract from the SR. Signed the contract. (This must be done within a day after receiving the contract from the SR.) Met the Loan Officer at NVR Mortgage to sign the loan application. (This must be done within 7 days after signing the contract.) Visited Ryan Homes again to choose exterior colors, stone veneer, fireplace stone, cabinets, kitchen counter top, and bathroom vanity top(s). (Changes to these choices can only be accepted within 14 days after signing the contract.) End of the 5-day period after signing to make changes to the contract. Got the loan approval from NVR Mortgage. (YAY!) Met the Consultant from Guardian to decide on wiring (TV cable, phone line, internet, surround sound, and security system). Met the Design Consultant at Interior Specialist to choose flooring and tiles. Last day to make changes to flooring and wiring. (This date is normally stated in the contract.) End of the 2-week period for Interior Special List and Guardian to send in signed documents related to flooring and wiring selections. Pre-construction meeting. (The PM have 2 weeks to review all selections docs before this meeting.) Broke ground and the site was excavated. Bad soil was replaced by soil that is more suitable for foundation. Footer was added. This is a concrete base below the frostline, upon which the foundation sits. Load-bearing walls of concrete are done, creating a full-basement foundation. Drainage system was added. Independent foundation inspection. Foundation wall was back-filled. Concrete walls around the basement and concrete floor under the garage were done. This concluded the 4-week Foundation phase of the construction (including days no work was done due to the rain). Framing was done, ending the 1-week Framing phase of construction. HVAC was done. NVR mortgage rate is locked! Plumbing was done. Electrical and security systems were done. Independent pre-drywall inspection was done. The house is now ready for insulation and drywall. Insulation was done. Drywall was done, ending the 5-week Mechanical, Insulation, and Drywall phase of construction. Siding, cabinets, bathroom vanity tops, molding, fireplace stone were installed. Carpet and hardwood flooring was installed. Plugs, light fixtures, faucets, commodes, and appliances are in. Sod and shrubs, master shower doors, and plumbing fixtures were installed. Everything was fine tuned and the house was cleaned. The 4-week of Ceramic, Trim, Paint, Final Trades, and Carpet/Wood Flooring phase have ended. County inspections and quality inspections were completed. Independent home inspection was done. Final walk-thru (pre-settlement demonstration). Close! Move-in day! |
