So it has finally come - the pre-construction meeting! Although we don't know the exact date yet, the SR said she would call us in a few days to set up the appointment with the PR. We are just waiting for all of the docs regarding our options to get in Ryan Homes system. Our last day to make changes is March 5 but the guy from Guardian is taking a long time to send the needed docs to Ryan Homes. In the mean time, we have been gathering all questions we want to ask before the actual meeting. Below is our question list:
Exterior/Outdoors
Structural
Interior
HVAC
Electrical Matters

One quick update is we got the approval from our PM to have tile floor for the shower in the master bathroom (instead of a pre-made floor pan). Other than that, there hasn't been a lot happening so we just took our time going to some furniture stores to look for our perfect sectionals and sofas. We went to West Elm, Arhaus, Pottery Barn, and Recreation Hardware but decided that West Elm would be the store we would get our sectionals & sofas from due to style and affordability. Below are some photos I took while being inside the store (click for larger images). And the winners are: Sydney Sofa - This one looks so cute and will be perfect for our small living room! Tillary Collection - This collection is very comfortable while providing enough support (firmness) and is the COOLEST SOFA COLLECTION I'VE EVER SEEN! We love it so much that we're thinking about getting it for all sitting areas in the house (except for the living room), including family room, loft, and basement. Watch the video below and you'll understand! I have to say that it is so important to sit on furniture like sofas and beds before you buy! I was eyeing different collections from West Elm but it turned out I didn't like them at all after sitting on them. The Sydney sofa and Tillary collection look much better in real life than in the website, which is the reason I passed them in the first place while looking online. We did try to look for some good dining tables too but didn't see anything that fits our style. However, when I went home and looked for dining tables on West Elm website, I found two tables that looked exactly like what we would want for our formal dining room. I also ordered some free swatches (with free shipping) from the website to know what fabric and color we should go for. We'll see!
